Customer

The Customer undertakes to comply with these terms and conditions when purchasing products and services that can be found under the name Maalaistalo Sipilä (Farmhouse Sipilä) on Internet services. The administrator is Kiinteistöyhtymä Hänninen/Piispa.

Terms of Delivery and Booking

These terms and conditions apply to products and services that can be rented and booked. Collectively, these are referred to as “Property”.

Booking

  • The Customer is responsible for reading the description and instructions of the Property/Properties, and with the terms related to the booking.
  • The booking made by the Customer is valid after the invoice of the booking has been sent to the email address provided by the Customer. If the Customer does not receive the invoice for some reason, the booking is not valid.
  • The Customer pays the booking fee or the entire balance of the booking using the payment method he/she has chosen, following the terms and conditions of the payment method.
  • If the Property is not available, the money will be refunded or, if possible, another date will be offered.

Cancellations and Changes

  • The cancellation date is the day on which Kiinteistöyhtymä Hänninen/Piispa has received information about the cancellation.
  • The Customer is responsible for making sure that the cancellation is sent far enough in advance.
  • If the booking is cancelled by the Customer
    • when there is at least 14 days before the booking start date, a booking fee will be charged, i.e. 10 % of the rental price.
    • when there is less than 14 days before the booking start date, the entire rental price will be charged.

Owner’s Right to Cancel the Booking

  • In the event of force majeure, Kiinteistöyhtymä Hänninen/Piispa may cancel the rental agreement. The Customer who has made the booking will be notified of the cancellation without delay.
  • In this case, the Customer is entitled to a full refund of the amount of rent he/she has paid.
  • Any expenses incurred by the Customer from cancellation due to force majeure will not be reimbursed.

Keys

  • After the balance has been paid, instructions on the key/door code will be sent to the Customer.
  • The Customer will return any keys to the Property in accordance with the instructions he/she has received. (By default, the key must be left inside the house and the door must be locked when leaving for the last time.)
  • For a lost or unreturned key, the Owner has the right to charge all costs incurred from re-serializing or changing the locks in full, with a minimum charge of €100.
  • Kiinteistöyhtymä Hänninen/Piispa has the right to charge a compensation of at least €100 for the service of opening the door due to a lost key or in case the key has been left inside.

Use of the Property

  • The Property is specified in property description
  • During the stay, the Customer has the right to use the facilities and amenities of the Property, as well as separately defined services.
  • If the booker notices any defects or has other remarks at the Property, he/she must immediately report it to the person in charge of booking management.
  • The Customer takes care of the cleanliness of the Property and the removal of waste during and after the stay.
  • At the end of the stay, the Customer is responsible for the end cleaning at the Property.
  • If the end cleaning has not been done by the Customer, Kiinteistöyhtymä Hänninen/Piispa will charge the Customer the expenses incurred for cleaning the property in full, with a minimum charge of €200.
  • The Property is at the Customer’s disposal during the period specified in property description.
  • Pets are allowed for a separate fee of €50 per pet, and the Owner must be notified of pets in advance.
    • The pet owner must also follow any detailed instructions given separately.
  • Special terms and conditions that apply to Maalaistalo Sipilä (Farmhouse Sipilä)
    • Vehicles (car, van, motorcycle) may be parked anywhere on the driveway and farmyard and by the beach sauna, however, without causing damage to plantings or lawn, or without causing inconvenience to other road users.

Compensation for Damages

  • The Customer is obliged to compensate Kiinteistöyhtymä Hänninen/Piispa for any damages he/she has caused to the Property. The Customer is also responsible for other persons visiting the Property and any damages they have caused during the duration of the booking.
  • Kiinteistöyhtymä Hänninen/Piispa will not compensate the Customer for possible inconvenience or expenses caused by natural conditions such as insects, animals, poor road conditions due to frost heaving, or unexpected weather changes.

Complaints

  • Any complaints must always be made as quickly as possible after the cause has occurred.
  • If the matter is not resolved satisfactorily or there is a claim for compensation pertaining to it, the complaint must be sent in writing within one month of the end of the stay.
  • Kiinteistöyhtymä Hänninen/Piispa will try to process the complaint as quickly as possible, and in any case within a period not exceeding one month.
  • If the Customer and Kiinteistöyhtymä Hänninen/Piispa cannot reach an agreement regarding a complaint, the Customer may refer the dispute to the Finnish Consumer Disputes Board.

Terms of Payment

  • Kiinteistöyhtymä Hänninen/Piispa uses reliable and secure payment intermediaries in their services.
  • Kiinteistöyhtymä Hänninen/Piispa will not store bank contact or credit card information at any time.
  • The Customer undertakes to comply with the terms and conditions of the payment method he/she has chosen.
  • Payment by Kiinteistöyhtymä Hänninen/Piispa invoice
    • The invoice must be paid by the due date indicated on the invoice.
    • If the invoice for the reserved Property or product has not been paid by the due date, the booking will become void and the Property will be released.

General Terms

  • The prices presented in the online service are subject to VAT.
  • We apply dynamic pricing in accommodation. Prices are time dependent and vary monthly, weekly and daily.
  • We sell products to adult individuals as well as corporate customers.
  • We reserve the right to change prices.
  • The Customer is responsible for the accuracy of the information he/she has provided.
  • Kiinteistöyhtymä Hänninen/Piispa has the right to use registered address information for direct advertising, unless prohibited by the Customer. The ban can be made to the contact information mentioned in the terms and conditions.
  • We reserve the right to change our delivery terms. Before placing an order, the Customer must read the delivery terms valid at the time of the order.
